Completed Projects & Success Stories
We specialize in HVAC (Heating, Ventilating, and Air Conditioning) Service and Maintenance, the
installation and engineering of Direct Digital Control Systems, and the analysis and implementation of
comprehensive energy management solutions.   Clima-Tech has hundreds of satisfied customers and successful

LEED Gold and Lowest EUI of any middle school in Oregon. Designed to
be one of
the most energy efficient schools in the state,
Baker Prairie Middle School (BPMS) uses natural ventilation for OA cooling and ventilation needs.

Classrooms were not built with mechanical cooling systems.
Initially comfort was poor, winter conditions were drafty and during the first year when OA temperature rose the
classrooms became too warm.
Clima-Tech stepped up and began investigating the issues. They found that installation and setup of the natural
ventilation dampers was
allowing excessive OA when OA was not desired. Dampers were adjusted to correct this issue.
While radiant heaters were providing adequate heat for the space, a Clima-Tech technician found that the closed loop
heating system was fouled
and suggested that the loop be re-cleaned and treated. Eventually, to provide the heating needs of the campus, the
operation of the AHUs was modified to handle the task.
Without mechanical cooling a night flush logic was needed to maximize pre-cooling for the building prior to warm
spring and fall days.
Clima-Tech application engineers used Enterprise Integration programming that allowed the control system to gather the
weather forecast data from the
National Weather Service (NOAA) each night to predict cooling requirements for the next day and to adjust Night Purge
pre-cooling accordingly to
maximize the mass effect of the pre-cooled building. Classrooms conditions on an 85° day maintained in the low to mid
70s at 3 PM with the exception
of four classrooms on the second floor east side which reached 77°.
In 2009 Baker Prairie was cited by Bob Gulick of
M+NLBwhen receiving
his Better Bricks for
Design innovation, as having the lowest energy use per
square foot of any middle school in Oregon.

1st LEED Platinum Office Building in Idaho AND an Energy Star Building
Central Systems include:
- Chillers,
- Geothermal Heat Exchange
- Air Handlers on each floor
These systems were "controlled" by a DDC system that was not Automated Logic.
The zone control used OEM controllers from the equipment manufacturer.
The Problem: Energy
costs were high,
comfort was low and building operation was almost manual.

The original controls were not in control!
In 2008, the developer contacted Clima-Tech for solutions.
Clima-Tech
application engineers integrated to 600 points from the original DDC system and
2600 points from the OEM controllers into the Automated Logic front-end using BACnet.
Outside Air openings in the building did not align well with Outside Air intake on the AHUs limiting the use of OA for
“free” cooling.
Clima-Tech's mechanical service group modified the equipment intake and installed additional damper area so that
mechanical cooling could be significantly reduced.
With WebCTRL the building maintenance engineer has bought into the new control system and has worked to optimize
building operation.
The results: Significant reductions in energy use, major improvements in comfort and a building that
is easy to
operate.

Deer Ridge Correctional Institution is a men’s correctional facility combining Minimum and Medium
security units. It is located in Central Oregon, about four miles east of the town of Madras.
The Minimum Security facility has 644 beds in approximately 185,000 square feet and the Medium Security facility has
1,223 beds in approximately 400,000 square feet.
Total project costs were estimated to be $190 million, which included construction,

studies, design, property and easement purchases, and infrastructure improvements for public services.
Deer Ridge was built to Oregon SEED green-building standards and includes an innovative control sequence allowing that
harvests heat typically lost from
institutional washing machines and uses it maintain comfort levels within the occupied spaces.

Prior to 2000 ISU was using a national manufacturer's local office for all of their DDC
installations.

A decision was made to open future work up to an additional controls system. Clima-Tech Corporation, installing
Automated Logic Direct Digital Controls,
was successful in securing the contract for the beautiful new Performing Arts Center completed in 2002. Clima-Tech
continues to be a provider
of Automated Logic DDC as a source for new buildings and retrofits with multiple buildings on the University's WebCTRL
front end software database.

Clima-Tech has had the privilege to provide and install Automated Logic – WebCTRL (Direct Digital Controls) for
Kaiser Permanente throughout many of their facilities in the Pacific Northwest since 2004, linking each of their
buildings control systems through one user interface and software package, that can be accessed by their staff on the
web at anytime from around the world . These facilities host a wide variety of mechanical systems, each specifically
designed to save energy and provide maximum comfort for their patients. The control systems incorporate everything
from simple zone control applications used to maintain comfortable temperature and humidity in patient rooms and
offices
to more complex algorithms used in surgical suites, clean rooms and laboratories for space pressurization and flow
requirements.

From the initial involvement with the Meridian High School controls retrofit in 1992 to today, our relationship with
Meridian School District, and others like it, are what we value most. The foundation for this relationship is a
mutual respect and appreciation for capabilities and the knowledge that Clima-Tech provides fair pricing, exceptional
service
and a high level of competency.
Automated Logic provides equipment and software that is durable and supported in terms of decades not just years. As a
testament
to this longevity and support, control modules installed in 1992 are still fully functional and the software they are
viewed on is
the most current version of the WebCTRL front-end. Since the first installation, every existing school has gone
through a complete DDC retrofit and
all new buildings have had Automated Logic controls installed.
Energy Efficiencies you can bank on.
A 1998 energy study determined that the initial 13 schools where Automated Logic controls were installed was saving
the District over a
quarter of a million dollars per year. That same study also looked at savings in maintenance and the impact on
equipment life.
While unable to quantify the results in terms of dollars the study concluded that savings in these areas were
significant.
Currently there are nearly 60 facilities in the Meridian School District with Automated Logic controls, thousands of
controllers and tens of thousands of points of control. The district staff continues to be very happy with their
Automated Logic control system by Clima-Tech.

The design of the Health and Wellness building focused on sustainability. The building features a
"lung"
that acts as a chimney drawing fresh air in from open, operable windows and flushing warm air from the building. This
eliminates
stale, contaminated air from the zones and provides a comfortable environment without the use of mechanical cooling.

This natural ventilation feature, along with extensive use of natural lighting strategies and ceiling fans, creates an
exceptional learning environment maximizing the use of natural resources and minimizing the utilization of
non-renewable energy.
We are proud to have played an important role in helping this building achieve its design potential. Congratulations
