LEED Designs Don't Always Lead To Sustainable Operations
Christensen says he learned two valuable lessons about bridging the design/operations gap. First: Don't underestimate the value of controls. The major reason the Banner Bank Building didn't meet expectations at first is that the controls contractor, hired at a bargain-basement price, didn't have the expertise to properly integrate the building. "It was just a mess," says Christensen. "There were bad connections everywhere."
This excerpt, from the article published in the November 2011 issue of the Building Operating Management article "LEED Designs Don't Always Lead To Sustainable Operations," states very well the reason that many projects, not just LEED projects, become like a runaway train. Change orders, cost overruns, buildings that don't meet design expectations, dis-satisifed owners/operators. This list goes on an on. In this article, Gary Christensen comments on his experience with the Banner Bank building in hindsight. Timely reading with lessons for the future.
